Burquitlam and the western boundary

Burquitlam occupies the wedge of Coquitlam that presses up against Burnaby along Clarke Road. The Burquitlam Station on the Evergreen Line sparked a wave of new highrise construction here — many of the towers are recent strata builds with newer lock hardware and a high demand for smart lock installation. The neighbourhood also has older low-rise apartments and detached homes dating from the 1970s and earlier, often with original deadbolts ready for a security upgrade. Key streets include North Road, Clarke Road, and Austin Ave near the border.

Maillardville — Coquitlam's heritage heart

Maillardville, centred roughly around Laval Square and Brunette Ave, is BC's oldest French-Canadian community and one of Coquitlam's most distinctive neighbourhoods. The housing stock here includes genuine heritage character homes — wood-frame construction from the early to mid-20th century — as well as post-war bungalows and a small cluster of newer infill. Older homes in Maillardville often have lock hardware that pre-dates modern security standards: mortise locks, skeleton-key cylinders, and deadbolts with worn-out keyways. Austin Heights and Como Lake

Austin Heights runs along Austin Ave from roughly Blue Mountain Street east toward Guildford Way. Como Lake Ave connects through to Como Lake itself, a quiet residential neighbourhood built largely in the 1960s–1980s. Burke Mountain and Westwood Plateau

Burke Mountain is Coquitlam's newest large-scale residential development — a master-planned community of single-family homes, townhome complexes, and strata detached houses rising on the slopes above Coquitlam along David Ave and Ravine Drive. Most properties here are recent builds with modern hardware, and there's high demand for smart lock installation on first occupancy. Westwood Plateau sits higher up, accessed off Guildford Way and Pinetree Way — it's an established upscale neighbourhood with large single-family homes, many of them adjacent to the golf course. Both areas are within our full-service coverage zone.

East Coquitlam: Ranch Park, Mundy Park, River Springs, Cape Horn

The eastern half of Coquitlam is quieter residential territory along Barnet Hwy and Lougheed Hwy. Ranch Park is a mid-century neighbourhood of detached homes with a community park at its centre. Mundy Park is one of Coquitlam's largest green spaces, flanked by residential streets of similar vintage. River Springs and Cape Horn sit closer to the Port Coquitlam boundary, with a mix of older character homes and newer strata detached.
